Without question the last two years have been a period of transition for the real estate economy.  Confusing data, conflicting statistics, and the polticalization of the markets have left most perplexed and on the side lines.

Clearly the long term stability of real estate was disrupted after easy money and rampant speculation transformed real estate into a “the hot” asset class. Like all bubbles, tulips of 1637, or the “dot coms” of the 1990’s, bubbles are created when the masses flock to the asset class. They flock not for the fundamental value of the assets, or the assets usability, but for the desire for quick profits.  

The inevitable market corrections are painful for many, but ultimately they create a stable floor and attract committed market participants purchasing assets for their intrinsic value. What are the intrinsic values of real estate that have always stood the test of time? A short list would certainly include aesthetics, scarcity, location, development quality, and undoubtedly comparative costs.
